South Florida new home building booms again

Looking for a new home in South Florida? You’ve chosen the right place. “Developers are getting busy in Broward and southern Palm Beach counties,” says Craig Studnicky, co-founder of Aventura-based ISG World LLC, a real estate sales and marketing firm that represents new projects throughout South Florida. “Prospective buyers, with varied tastes, can choose from luxury beachfront opportunities to urban, walkable buildings to suburban country club communities.”

Royal Palm Polo

Royal Palm Polo, by Toll Brothers, is a gated community consisting of 223 homes ranging from 4,800 to 7,000 square feet. Each design includes luxury features such as Sub-Zero and Wolf appliances, a mahogany front door, pool and spa and three- or four-car garages. Community features include a 5,000-square-foot clubhouse, six tennis courts, a resort-style pool and state-of-the-art fitness center. Homes are priced from the mid-$1,000,000s.


Seven Bridges

Seven Bridges, by G.L. Homes, offers one- and two-story, single-family residences. The 21 floorplans include flexible spaces such as club rooms, media centers, libraries and summer kitchens. Homes range from 2,450 to over 7,500 square feet. Project amenities include a tennis center, 27,000-square-foot clubhouse, restaurant, pool and playground. Prices range from the $670,000s to over $2 million.

Villaggio Reserve

Villaggio Reserve, by Ansca Homes, is a 55-plus development with 520 residences priced from the $290,000s to the $400,000s. Homes include features such as granite countertops, stainless steel appliances and impact-resistant windows and doors. Amenities include a resort-style clubhouse, multiple pools, a tennis complex, pickle ball and a billiards room.


AquaBlu Fort Lauderdale

920 Intracoastal Drive


AquaBlu is a 17-story building with 35 units, each with sleek kitchens, optional wine cellars, oversized balconies and smart-home technology. The project has a heated saltwater pool with cabanas, fitness center, game room and Zen gardens. Prices start at $1.4 million.

Auberge Beach Residences and Spa

The Related Group and Fortune International Group have partnered with The Fairwinds Group for this 171-unit beachfront condominium on the former site of Ireland’s Inn Beach Resort. The two-building project, with units ranging from 1,500 to 5,000 square feet and priced from $1.5 million to over $9 million, will be managed by luxury hotel operator Auberge Resorts Collection and will feature a world-class spa, restaurant, indoor-outdoor lounge, swimming pools and gardens. Additional amenities include a library, fitness center and children’s playroom, as well as a curated contemporary art collection, which will be on display throughout the common spaces and grounds.

Bayshore Club

620 Bayshore Drive, Fort Lauderdale


This 18-unit project features 16 two- and three-bedroom units and two penthouses. Units range from 1,974 to 3,566 square feet and are priced from $850,000 to $2.3 million. Amenities include a heated saltwater pool, sun deck, catering kitchen and bar, clubroom and a fenced dog park.

Gale Boutique Hotel & Residences

401 Bayshore Drive


Under development by Newgard Development Group, this project includes a 96-room hotel and adjacent 128-unit condominium with one-, two- and three bedroom units and townhouses. The units will feature gourmet Italian kitchens, designer fixtures and cabinetry and spa-like bathrooms. Project amenities include multiple pools, a rooftop lounge, valet and concierge. Condo owners can also access the facilities and services of the Gale Hotel. Prices range from the low $400,000s to over $1.2 million. Construction is scheduled to begin this fall, with completion targeted for the beginning of 2017.

Paramount Fort Lauderdale Beach

701 N. Atlantic Blvd. 


On the site of the former Howard Johnson Hotel, this 18-story, 95-unit tower, which broke ground in December, features multiple private pools, cabanas, a gym and a ground-floor, Mediterranean-inspired restaurant. The units, which range from 1,910 to 3,477 square feet, feature private elevators; designer kitchens with custom Italian cabinetry, quartz countertops, Dornbracht fixtures and Wolf, Bosch and Sub-Zero appliances; and rain showers and spa tubs in master baths. Prices start at $1.2 million.


1180 N. Federal Highway


This 15-story, 100-unit condominium is located on two acres on the Middle River across from George English Park. The units include two- and three-bedroom residences as well as eight penthouses that range from 5,000 to 7,000 square feet. Amenities include private boat docks and slips, an on-site water sports club, a pool, Borghese spa and gym. Prices range from the $700,000s to over $1 million for the two- and three-bedrooms; penthouses are priced from $2.65 million.

The Ocean Resort Residences at Conrad Fort Lauderdale Beach

Originally designed by the late architect Michael Graves, The Ocean Resort Residences is the first Conrad resort property in the United States. Scheduled for completion this fall, the condo-hotel includes 109 condominiums and beachfront villas as well as 181 “resort residences.” Residents have access to a Conrad-branded spa, poolside restaurant and lounge, beach services, oceanfront dining and more. Prices start in the $400,000s.

The Residences at W Fort Lauderdale

W Hotels Worldwide, Related Cos. and The Related Group have launched sales of 147 “reimagined” hotel-condominiums at The Residences at W Fort Lauderdale. Units will be delivered fully furnished and will include features such as Italian cabinetry, polished stone countertops, entertainment centers, spacious balconies and the signature W Hotels bed. Building amenities include multiple swimming pools, cabanas, a fitness center, the Bliss Spa, restaurant Steak 954 and the W Hotel’s Living Room, which features food and cocktails. Unit owners have full access to the amenities of the hotel. Units are priced from the $600,000s.


1200 The Ocean

Now under construction, 1200 The Ocean consists of 18 units and includes an oceanfront pool, private beach and under-building parking. Each unit has a gourmet kitchen, spacious terrace, impact windows and doors and smart technology. Prices range from $895,000 to over $2.45 million.


Hyde Beach House

The Related Group, 13th Floor Investments and sbe have launched sales of 77 traditional condominium units and 265 “resort condominiums” (hotel-condominiums) at this 43-story project. The one-, two- and three-bedroom condominiums will be delivered decorator-ready and will feature wide private terraces, European cabinetry, imported stone countertops and stainless steel appliances. The hotel-condominiums will be fully furnished with contemporary European designer furniture. Building amenities include a pool deck with cabanas, infinity-edged pool, outdoor kitchen, dining area, movie theater and fire pit; a sports club; private rooftop lounge; fitness center; spa and signature restaurant. Prices start at $430,900. Delivery is expected in mid-2018.


Four Seasons at Parkland

An active-adult development by K. Hovnanian, Four Seasons includes 538 single-family homes ranging from 2,000 to 3,600+ square feet. Amenities include two pools, tennis courts and a 25,000-square-foot clubhouse with a fitness center, grand ballroom, cards and billiards rooms and a library. Prices start in the upper $400,000s.


10320 Peninsula Place


MiraLago, by Lennar Homes, consists of single-family homes in 18 different floorplans ranging from 1,887 to 4,700 square feet. Homes feature premium appliances and the Nexia Home Intelligence System. Amenities include a 24,000-square-foot clubhouse, pool, fitness center, tennis and basketball courts. Prices range from $570,000 to $1 million.


Sabbia Beach

730 N. Ocean Blvd.


This boutique property includes two- and three-bedroom units, each with chef island kitchens, Italian cabinetry, stone countertops and great rooms with floor-to-ceiling glass. Designed by Arquitectonica with public spaces by Interiors by Steven G., the building amenities include an oceanfront Jacuzzi, fitness center with ocean views, spa, catering kitchen and valet. Current prices start at $895,000.


YOO at Metropica

1800 NW 136th Ave.


YOO at Metropica is located within a 65-acre master planned development that will ultimately include shopping, restaurants, a health and fitness facility, a beach club, tennis, office space, hotels and, when complete, 2,250 residential units. A 28-story tower, YOO includes 263 units ranging from 740 to 1,379 square feet. Units feature designer kitchens, contemporary baths, spacious terraces and open floor plans. The building includes a pool, cabanas, fitness center, two tennis courts, a game area, pet facilities and a concierge. Prices start at $300,000.


Botaniko Weston

Terra Group has launched sales for Botaniko Weston, a gated development consisting of 125 one- and two-story modern houses to be constructed on a portion of the former Bonaventure Country Club golf course. Designed by architects Chad Oppenheim and Roney J. Mateu in collaboration with VStarr Interiors, the houses range from 4,200 to 7,200 square feet and feature outdoor entertainment spaces, private pools, summer kitchens and premium appliances. Community amenities include walking, jogging and biking paths as well as pocket parks. Prices start at $1.7 million, with delivery of new homes to begin in the first quarter of 2016.  λ
