Construction on Icon Las Olas is well underway, with completion of the 272-unit tower scheduled for July 2017. Related Group broke ground on the 45-story building in March 2015 without knowing whether it would ultimately be a rental project or sold as condominiums.
“We’re [still] a little undecided,” says Patrick Campbell, a senior vice president at Related. “We’re building it as if it were a condo but we’ve opened our information center, and we’re kind of testing the market to see whether there’s an appetite for rental or for purchasing. So it can be either one.”
Campbell says that Related plans to make a decision before the end of the year. If the project will be rentals, prices won’t be set until 90 to 120 days before completion and will be based on market conditions at the time, he says.
Icon, at 500 E. Las Olas Blvd. in Fort Lauderdale, will include one- to three-bedroom units ranging from 960 to 1,926 square feet. Unit features include Italian cabinetry, quartz and granite countertops, Sub-Zero and Bosch appliances and soaking tubs in the master bedrooms. Project amenities include a fitness center, Pilates and spinning studios, a business center, club room, two pools, a spa, wine-tasting salon and a “Morning News Café,” where residents can grab morning coffee and pastries and catch up on the news. There will also be 15,000 square feet of retail space. Related is negotiating with a “tremendous restaurant that’s world-renowned,” Campbell says, but he wouldn’t release the name because the lease isn’t finalized.
“Icon is on the only lot that connects both the river and Las Olas,” Campbell says. “It’s going to complete the Riverwalk on the north side of the river. I think it will be a tremendous thing.”
