Wendy Koplin can’t wait to move into her new apartment. She’s planning to move in mid-April from her current home in Cooper City to a two-bedroom, two-bath unit at One Plantation, a new luxury apartment community where she’ll be about two miles from her office and within walking distance of shopping.
“When I first saw the building being built, it was attractive to the eye,” she says. “And once I went there, I felt really at home. Even though apartment pricing is very expensive right now wherever you go, I thought they gave you a lot for your money.”
Located at 1650 SW 78th Ave. at the southern gateway to Plantation’s Midtown District, One Plantation is part of a new mixed-use project under development by Fort Lauderdale-based Stiles Corp. as a joint venture with Prudential Real Estate Investors. The joint venture is developing the residential component of the project while, independently, Stiles is redeveloping the adjacent 65,000-square-foot University Shoppes.
“Plantation is a great city and a great market,” says Doug Eagon, president of Stiles. “We’ve designed an apartment complex that from a location standpoint is superior, given its access to all parts of South Florida from I-595, and immediately adjacent to it is a retail component that will provide food and services that people will purchase on a regular basis. And you don’t even have to get into your car — there will be connecting walkways from the apartments directly to the shopping center.”
Located on 5.5 acres, the contemporary-styled One Plantation features two 12-story towers with a total of 321 one- to three-bedroom units. Stiles Construction is building the residential component, which is one of Broward County’s first multifamily rental communities designed to achieve Leadership in Energy and Environmental Design (LEED) certification from the U.S. Green Building Council.
Amenities at the gated community include a 10,000-square-foot clubhouse with pool, spa, California kitchen, fire pit, children’s tot lot, 4,000-square-foot fitness center, game rooms, movie theater, lounge and an on-site dog park. Atop the clubhouse will be a rooftop sundeck. A four-story parking garage, with rooftop tennis and basketball courts, will connect to the clubhouse and serve both towers. There are also numerous energy-efficient and sustainable features built into the project, such as Energy Star appliances, high-efficiency windows, energy-efficient lighting and integrated programs for green pest control and cleaning.
Apartments at One Plantation will range from 750 to 1,330 square feet. Eagon says rents will run from about $1,600 to $2,300 per month. Unit features include private terraces or balconies, porcelain-tile flooring, walk-in closets and gourmet kitchens with granite countertops, islands and European shaker-style cabinetry.
The developer is targeting professionals at nearby business parks as well as those working or teaching at Nova Southeastern University, Eagon says. “We feel that with the strong employment base in the immediate area, these residences will serve a real demand for people.”
At least one industry professional agrees. “They have a real nice amenity package, with top-notch condominium-grade features in the units,” says Jack McCabe, a Deerfield Beach-based housing industry analyst. “It would be my expectation that this project will probably lease up very quickly because there’s a definite need for the product.”
